Crack Sealing
Crack Sealing is a preventative parking lot maintenance action that offers several benefits against deterioration. Crack Sealing is one of the most important and cost-effective steps in your pavement preservation plan. Crack Sealing creates a seal that prevents water intrusion from destabilizing the base materials that support your pavement. Destabilization of pavement will lead to larger problems such as depressions, ruts, potholes etc. 99.9% of water intrusion into your pavement is through the cracks.
Crack Sealing Process
North American Infrared utilities a hot compressed air lance to properly clean and dry the cracks. Use of a hot air lance is necessary at any time of the season as there is always some level of moisture in the crack. It is the only way to effectively clean sidewalls of the cracks back to “virgin” material thus creating a longer lasting bond.
The next step is the fill the crack with a Type II hot applied rubberized asphalt sealant melted in a double jacketed melter. Use of either a pressurized wand or mobile carriage to install sealant is acceptable. Strike with a squeegee as necessary. Finally, apply an appropriate detack agent over the newly sealed crack to allow immediate vehicular or foot traffic.
